For clients with a higher risk tolerance, we apply greater focus on capital value enhancement through income creation. We focus on assets with shorter leases and extension potential, providing opportunities relating to refurbishment and development of additional space.

We presently manage two Value Add funds on behalf of proprietary and third-party investors:

Mayfair Capital UK Thematic Growth Fund (TGF)

The UK Thematic Growth Fund (TGF) is a closed-ended Fund established in January 2018 to target UK real estate “thematic” investments.

TGF employs a thematic investment strategy to identify buildings in locations that will experience sustained occupational demand due to structural change from three themes: technology; demography; and infrastructure.

Mayfair Capital Residential 2 (MCR2)

A closed-ended Fund providing investors with attractive investment returns from Greater London residential property.

MCR2 is a closed-ended LLP launched in September 2016 targeting returns in excess of 10% gross over a 5-year fund lifetime. The fund invests in development projects across Greater London, with a preference for Zones 2-5. Targeted projects include the ‘affordable’ spectrum of the market, and multi-unit projects within traditionally strong prime locations where sales values have been rebased to reflect declines in the prime Central London market.

Mayfair Capital Residential 2 (MCR2)

  • The project comprised a former school with planning permission for development of a gated community of 13 townhouses with garages and gardens on a quiet residential street.
  • Located within a well-established, stable west London market, the development offers convenient transport links to central London.
  • Each house boasts four bedrooms and is artfully arranged to maximise space and create impressive proportions across all four floors.
