FORGE, Woking wins the OAS Awards Best Refurbishment/Regeneration outside of Central London



Mayfair Capital is delighted to have won the OAS Awards Best Refurbishment/Regeneration outside of Central London for FORGE, Woking with V7.

FORGE is different. It’s not simply a redesigned building, it’s a smart building.

Occupying a prime, central location in Woking, Hawkins Brown designed an extensive regeneration, incorporating a series of dynamic interventions to strip its uninspiring 1990s building back to its original concrete and brick structure.

The result brings a touch of Shoreditch to Woking: it offers an array of new spaces, including a converted plant-to-office floor, reception, café, an atrium infill grid, excellent cycling facilities and a transformed external façade.

The building provided a challenge as it was too young to demolish and redevelop but was outdated with no defining features, redundant services and a main entrance accessed from a side street via an external stair and platform. The building turned its back to the street and lacked any hierarchy of space inside.

The big idea was to give the building more prominence by creating a new 5 storey glazed corner and level entrance facing the main pedestrian route to Woking Station. More street presence is also provided by a new café extension onto Church Street which is open to the public.

In order to provide additional office space, the partly-external top floor ‘loft’ space was made fully internal and new, energy- efficient plant equipment was installed above on the roof. To provide light to this space large, dormer windows were installed, providing views across Woking.

The 6m high reception space entered from the corner of the building was achieved through removing the existing ground floor slab and creating a new slab to provide a level entrance. The design of the reception space took its cue from hotel lobbies, with an adjoining café and characterised by rich colours and materials, soft lighting and space for tenants and visitors to informally meet and work.

Cycle storage, changing rooms, showers and a multi-purpose fitness studio are located in the basement. These are accessed via a cycle ramp leading directly off the reception area. Also off reception is the main atrium space inhabited by the new grid. A large steel structure infilled with floors and walls to provide collaboration and break-out space for the tenants. This provides the social heart of the building.

Regarding future proofing, we have provided such elements as a drone pad on roof and electric car charging. FORGE has new and modern services throughout, scoring both a WiredScore Platinum rating and using the market leading Smart Spaces building app.

Both functional and practical, the building has specialist lighting embedded throughout the building, a high-efficiency air source heat pump technology for heating and cooling, fitted solar- controlled glazing in the atrium and multi-tenanted floor plates.

The services link directly to a smart phone app, keeping the building users informed and in control of how the building is operating and allowing building occupants access to the building and share local information. FORGE has been designed to be conscious of its environmental impact, aiming for BREEAM Excellent, Cycle Score Platinum,WiredScore Platinum and a Fitwel 2-star rating.
